Marmee- understanI d what you're trying to accomplish. You cannot add him to title without refinancing your reverse mortgage. FHA will call the loan due and payable. When you obtained your reverse mortgage, it was tied to YOUR life expectancy and residency. You have two choices: You can do a Living Trust and name him as your beneficiary and successor trustee. Then, when (or if) something happens to you, he can refinance at that time with another reverse mortgage. (Quicken Wills and Trusts is available online or in stores. It's affordable and thorough. You just answer questions and it will prepare a state specific legal Living Trust) Make sure you provide a copy of the living trust to the lender for review, approval and acceptance. It makes no sense to refinance to just add him unless refinancing results in some benefit to you other than adding him. One other note, there is no guarantee that the home value and rates will allow him to do so at some unknown point in time. If you can do it now, and you feel that getting him on title is enough of a benefit, you should refi now. You do not need to be married to have a reverse mortgage together.
