Just some added information. My 83 year old mother lives with me. She helps with utilities etc. I own a nice 3/2 with large metal shop on 2 acres in Atlanta TX 75551. My daughter and her three children live in it. I do not charge them anything. I do not want them to live in low income housing in that area. I do not want my grandchildren exposed to the things that go on there.

It really sounds like you have your hands full. Congratulations for helping to care for so many people. Many 50 and 60 year olds are finding themselves in your situation -- struggling to figure out their own retirement while also caring for their children, grandchildren and their own parents. The media calls you "the sandwich generation."
